MEET SAM & IAN
We’re Sam and Ian. A designer who started on the tools, and a team lead with 35 years on site. Together we create extensions and knock-throughs across the Wirral, Cheshire and Liverpool.
Behind us is a team built over 15 years, including our own family.
Where Sam started.
I didn’t grow up around building work. I grew up inside it.
My family was always renovating our homes: full refurbishments, extensions, rooms taken back to brick. Taking tired houses and creating exceptional homes.
I started as a joiner, moved into kitchen fitting, then worked with some of the Wirral’s best-known showrooms. That’s where I saw the problem: families spending years of savings on vague timelines, surprise costs and nobody to answer to once the sale was made.
So I did it differently. For over a decade I’ve designed rooms and run large building projects, owning every decision from the first measure to the last snag.
The one thing I needed was someone on site who held the same standard.
Ian's Journey.
I’ve spent 35 years in the building trade. I’ve run projects in London and worked on some of the most expensive homes on the Wirral, and built more extensions than I could count.
Over that time, you learn that most problems on site start long before anyone picks up a tool. A drawing that doesn’t work in real life. A decision nobody made until it was too late.
Now I lead our team through every build. My job is to make sure what’s been designed is exactly what gets built, and that the client never has to worry about the bits in between.
Why Waite Design & Build exists.
Between us, we’ve seen what goes wrong on every kind of project. Good taste and a healthy budget aren’t enough on their own. Without someone owning the whole job, kitchens get designed before anyone knows the room, and decisions get made too late, on site, at the client’s expense.
We set out to fix that.
Ian has been a friend of the Waite family for years. We started working together five or six years ago, and it grew job by job, until it was obvious this was the way to do it.
Sam is 34. Ian is 57. We hold the same standards, but we’re at different stages of life, and that’s why it works. Sam brings the design, the drive and the day-to-day running of each project. Ian brings 35 years of knowing what goes wrong before it does, the respect of every trade on site, and a calm head when a problem lands. We trust each other and our team completely, and our clients can feel it.
We work the other way round.
The room comes first. We design the whole space, then the kitchen within it.
Decisions are made on paper, when changes cost nothing.
The price is fixed before you commit. No extras appearing halfway through.
You deal with us, start to finish. Never handed from person to person.
